Determining how much you can afford to pay for your home, should be considered more than just how far your dollars can be stretched.

Work on your debt-to-income ratio. DTI will play the biggest role when considering purchasing a home. Your debt-to-income ratio refers to the amount of debt you have in comparison to the amount of money you earn.   Overall, your total debt should be no more than 45% of your total income and your housing debt should not be any more than 37% of your income. By calculating your debt-to-income ratio, you can determine how much you can truly afford to pay for your home

Before you start searching through available properties, it is an excellent idea to create a list of the features you need and want in a home. Keep in mind that needing and wanting are two separate issues, and in-home buying plays a big role. By creating this list, you will be in a most favourable position to communicate your needs to your real estate agent while also staying focused on the search process.

Even after finding the “perfect” home, there is no guarantee you will be able to purchase it.  With the help of your REOD’ Realtor, you will submit an offer to the seller that he or she may choose to reject or accept. If the seller rejects the offer, your agent will continue to negotiate on your behalf. If an agreement is not reached, however, you need to be prepared to continue the search
